Modular Delivery Site Prep: Checklist Before the Truck Arrives

Factory-built modules spend fewer days on your dirt than stick-built additions, but delivery day still wins or loses on preparation. Access and staging

Measure every horizontal curve from the public road to the pad with the longest loaded trailer your quote assumes. Note overhead lines, tree limbs, and gate widths. Soft shoulders after rain can trap heavy floats. If your route crosses another tenant property, get crossing agreements signed before the haul window. Crane or forklift picks

Know whether your delivery uses crane picks off the trailer or roll-off placement with mobile rigs. Mark underground utilities twice: once on drawings and again with field paint before lifts swing. Keep at least one alternate staging pocket clear so carriers can shuffle if wind shuts down a crane slot midday.

Pad and foundations

Concrete piers or perimeter beams should finish within manufacturer tolerance before modules ship. Drainage must slope away from skirts so seasonal storms do not pond against thresholds. If frost depth applies at your parcel, document compaction tests where engineers requested them.

Temporary power and safety

Provide quoted amp capacity at the panel closest to the pad so electricians can energize HVAC startup during commissioning. Stock basic traffic cones and vest kits at the gate when deliveries overlap shift changes on busy roads.

Paperwork tied to the calendar

Street permits, overweight corridors, and county inspections carry real expiration dates. Align those permits with the haul schedule your project manager sends after you call contact or reach us through branch locations. When everyone references the same calendar window, escorts and DOT permits stay valid through the last module.
